The nonprofit organization Vijvens built a new residential care center in Kruisem, in the Marolle neighborhood: Waegebrughe. Two buildings were constructed on the Waegebrughe campus: one to the west and one to the east of the church.

In total, the facility included sixty nursing home beds, twenty service apartments, thirty assisted living units or care apartments, a day care center with fifteen spots, nine short-stay rooms, two overnight care rooms, and a center for people with early-onset dementia, as well as administrative and communal areas, a commercial kitchen, and technical and other support facilities.

The large-scale project also includes a local service center with a community restaurant, a wellness center for seniors, and a daycare center. This helps forge connections with the neighborhood and local organizations.

Ingenium was responsible for the comprehensive engineering study, including sustainability assessments and EPB reporting.

Study, design, bid documents, construction supervision, commissioning upon completion, and budget control for the following systems: elevators, HVAC, kitchen, plumbing, and electrical systems.

In terms of sustainability, the following interventions toward reusable energy are planned:

  • BEO field with passive cooling and a heat pump for heating
  • Charging stations for electric vehicles
  • For the residential units: floor-level stations with separate heat exchangers and energy metering
  • Combined Heat and Power (does use gas, though…)

Design flexibility was achieved in the following way:

  • Each building is equipped with substations for the building services
  • Each building is equipped with a large number of utility shafts so that expansions can be easily added
  • The distribution of the building's systems is centralized through a horizontal distribution system in the basement, which then runs vertically upward to the upper floors through the ducts.
