Carbon roadmap for 8 existing buildings managed by Banimmo/Patronale Life

Development of a carbon-neutral roadmap for each building, with a focus on CRREM compliance and EU Taxonomy criteria.

Client

Banimmo

Location

Flanders

Period

2023-2024

Study Completion

March 2025

Budget study

60,228 EUR (excluding VAT)

Types of buildings

offices, warehouses, storage facilities, laboratories, and residential Real estate

Development of a CO₂-neutral roadmap for each building, with a focus on CRREM compliance and EU Taxonomy criteria. For each building, the current condition was assessed, followed by a technical energy analysis, a long-term vision, and three renovation scenarios: “light,” “market position,” and “CO₂-neutral.”

Key Actions and Sustainability Aspects

  • Analysis of the existing building envelope, HVAC systems, and lighting systems
  • Preparation of energy and CO₂ balances, including CRREM landfall analyses
  • Proposals for realistic measures such as:
    ▪ Installation or expansion of PV systems
    ▪ Replacement of gas-fired heating with heat pumps or hybrid solutions
    ▪ LED lighting and sensor-based control
    ▪ Ventilation optimization with heat recovery
  • Assessment of technical feasibility, investment costs, and payback periods
  • Alignment with the EU Taxonomy on "acquisition and ownership of buildings"
  • Focus on fossil-free heating and the overproduction of renewable energy in new projects

Impact

  • Departure from the CRREM stranding point after an average of 5 to 15 years
  • Average reduction in CO₂ emissions > 30% in the "CO₂-neutral" scenario
  • A realistic roadmap toward a fossil-fuel-free and financially sound building portfolio
