Sustainable apartment complex Riva

Close to the water and a stone's throw from the historic Tour and Taxis site, the Riva apartment building was completed in 2020. This apartment complex of approximately 15,000m² above ground includes 139 apartments and 5 hull spaces divided into 3 blocks. These 3 blocks are on a common underground level of a 5,500m² consisting of: parking, storage rooms and technical premises. Between the 3 blocks, the City of Brussels is currently building the new Suzan Daniel bridge which will connect the Havenlaan with the Willebroekkaai for pedestrians, cyclists and public transport.

To produce the central heating and domestic hot water for the apartments, no less than 69 vacuum tube solar collectors are installed, which are supported by condensing natural gas boilers. These solar collectors, with a total gross area of 225m² and a total installed power of 255kW, provide a total renewable energy of approximately 116,000kWh on an annual basis. Each of the 3 blocks has its own solar boiler system with large buffer volume which is heated either by the vacuum tube collectors on sunny days or by the central boiler room on cloudy days. Heat distribution to the apartments is then done with a combi loop. Each apartment is equipped with a stage station in which the domestic hot water and the central heating water for the apartment is produced. In the multi-stage station, the amount of heat consumed by each apartment is also measured so that the bill can be prepared.

Furthermore, the apartments are equipped with individual air groups type D with heat recovery that provide ventilation. All this, together with the airtight and well-insulated outer shell, ensures that the apartments meet the current EPB requirements.

Those who solve only short-term problems today risk costly surprises tomorrow. An electricity master plan helps property managers and building owners look ahead, avoid risks and plan sustainable investments in a staggered and well-considered way. The result is greater operational reliability, lower costs and an energy system that is ready for the future.
