Falcon Square
The Falcon Square project is a passive housing project consisting of 93 apartments, 6 townhouses, 18 commercial spaces, a community center and a daycare.
The site is located on Falconrui and G. Belliardstraat, and is part of a total development plan for the redevelopment of the site, with an emphasis on sustainability. For example, K18 and E30 are targeted for all flats, and a BREEAM score of 'outstanding' is sought for a gutter building section of the site.
In order to meet these challenging requirements, attention is initially paid to creating a high-performance exterior envelope, where passive guidelines were pursued. Also thanks to simulations and building physics advice towards comfort and daylight, not only the insulation value is emphasized, but also the position and size of the joinery, a green roof is applied and solid sun shading. After all, comfort is more than just an insulation value to reduce energy consumption, and so attention is also paid to overheating and the visual aspect of comfort. All this leads to a building assembly with a very low energy requirement. To meet this remaining energy need, a sustainable concept was devised in which central production is provided, and distribution via a heat network throughout the site. The central production is provided by means of a heat pump and a biomass boiler, allowing us to maintain CO2 neutrality. In this entire project, Ingenium is responsible for the building physics advice, the execution of simulations, the design and monitoring of the technical systems and the EPB reporting.
