Residential care center Waterdam

The residential care center (WZC) De Waterdam was created from a merger of the 2 former residential care centers, Ter Dreve and Ten Hove. It is located next to the Municipal Hospital and the central CPAS building. De Waterdam includes 178 rooms with associated living areas and bathrooms, a large kitchen, cafeteria, administration ... and is thus the largest residential care center in Roeselare.

The WZC was in dire need of renovation. The renovation is especially important to provide the rooms with the necessary items needed by the severely needy seniors. The main emphasis of this renovated WZC is: maximum comfort, ergonomics for employees, space, sustainability and ecology. Investments are being made in home automation, comfort and safety.

Residential care center De Waterdam underwent a true transformation. After implementation of phases 1, 2 and 3 (also by Ingenium in period 2012-2015), phase 5 in the High-rise building consisting of four additional floors was opened at the end of June 2022. At the end of 2023, the Low-rise was demolished and a new multifunctional building (phase 4) took its place.

Ingenium was responsible for concept definition, study, feasibility study, design, competition file, follow-up of the works, budget control, for these techniques: HVAC, electricity, plumbing and elevators, both for the various sub-buildings and at site level.

In terms of sustainability, the following interventions toward reusable energy are planned:

-Connection to MIROM's heat grid and internal heat distribution

- PV panels on roof phase 4 and 5

- Electric vehicle charging stations in phase 4

- For future housing units phase 5: the arrangement of the distribution collectors for central heating for radiators for the rooms per floor is arranged so that they are suitable to be connected to an individual combilus station or heat pump per assisted living unit with individual energy metering in the phase of conversion to assisted living units.

- The new phase 4 building is suitable for future expansion with 2-story assisted living apartments.
