DEMATRA HIGH-RISE WAREHOUSE

Industrium was part of a construction team with main contractor Alheembouw, which meant that the installations we proposed to the client were fully tailored to this method of construction. In addition to designing the technical systems, we also advised the client on the selection of contractors who could combine the most favorable price and the greatest technical expertise with the guarantee of completing the project within the extremely short timeframe of one year. Finally, we also monitored the correct execution on site.

In order to maximize sustainability, we proposed 2 scenarios to the client to cool and heat the space. A feasibility study showed that air-water heat pumps were preferable to geothermal. What is remarkable is that back then - when gas was still relatively cheap and thus common in the industry - Dematra already chose to build completely gas-free. Today, this appears to have been a very far-sighted choice.

In order to make full use of the space inside the warehouse for storage, the heat pumps (470 kW) and air handling units (10 x 20,000 m3/h) are located on the outside around the building. The amount of air that we heat or cool is distributed throughout the warehouse in such a way that all racks and pallets maintain a constant temperature, from north to south and from floor to ceiling. The sprinkler system has also been expanded, with one sprinkler head per four pallets, resulting in a total of 20,000 sprinklers throughout the warehouse. The pumps that feed the circuit have a flow rate of 10,000 liters of water per minute and there is a water supply of over 600,000 liters.

PICKING ZONE
A building with a floor area of over 2,000 m² spread over four floors was constructed at the front of the warehouse, where the goods will be picked. Dozens of employees will be working here. Because the goods entering or leaving the warehouse must also be kept at the right temperature here, and because of the human occupancy, these areas are also heated and cooled with heat pumps (150 kW) and air handling units.

PERMANENT MONITORING
The temperature is continuously measured at 120 locations in the warehouse and recorded via data logging in the building management system. If Dematra ever receives a question or complaint from a customer, it is easy to retrieve the exact location of the pallet and the temperature conditions under which it was stored.
