In the Leuven city center, on and next to the hospital site, the Hertogensite, will be one of the largest inner-city developments in Flanders.
The Janseniushof borders its south side with a total of 103 town houses and apartments under construction in Phases 3 and 4. They will be connected for heating and cooling to a cold-heat network with collective cold-heat sources. This is the first time in Flanders that this technique has been applied for residential use.
Groundwater of about 14°C comes from 70 meters deep from the ground and goes to a central heat pump for further heating. Domestic hot water is heated via booster heat pumps in the residential units.After cooling, the system pumps the groundwater back into the ground. The energy network will also draw additional heat from the river water of the Dijle, to maintain the temperature of the underground aquifer. The slight drop in the water temperature of the Dijle has the added advantage of greatly reducing the number of algae in summer.Erik Van Hoof, CEO of real estate developer Resiterra: "In this way, we are creating one of the most ecological residential areas in Flanders. And nice detail: with the technology we can not only heat all those living rooms, in summer you will also be able to cool them with it."
Flemish Energy Minister Bart Tommelein gave the "go" for the necessary drilling on Thursday, Nov. 16, and speaks of an exemplary project for Flanders: "The goal is to eventually implement this kind of low-temperature energy network in different cities all over Flanders."
The pilot project at Janseniushof can be further rolled out on the adjacent Hertogens site so that a second larger network can provide approximately 500 residential units with low temperature heating and high temperature cooling. On the Hertogensite, there are existing buildings that are being thoroughly renovated.
The proposed concept is an all-electric system with no local CO2 emissions. By comparison, with conventional gas wall boilers, each house or apartment would emit 1 ton of CO2 annually. However, the energy grid still uses electricity as auxiliary energy for pumping around and for the heat pumps. If this is green electricity, there are no CO2 emissions associated with that either.
