Tweewaters - the Balk of Beel
Urban developer Ertzberg is building the Leuven Vaartkom, an 11-hectare urban district with 1,200 new homes, from 2010-2020. The "Tweewaters" district is a leading example of urban planning, architecture and sustainability.
Ertzberg is working with architects Stéphane Beel and Xaveer De Geyter. The district features a wide range of housing types: from theater apartment to care home.
Sustainability is highly valued in this project. Tweewaters wants to profile itself as an urban district of the 21st century. The buildings will be realized with a high degree of insulation and very high air density. The first phase of the project will start in late 2009 with what is called the "Balk of Beel." This is a 180-meter-long building consisting of four floors, with neighborhood support services and stores on the first floor, such as nurseries, caterer, food stores. The residential units above will have access to a home-delivery refrigerated cabinet and will be connected to a common Intracity network through which various services (doctor, home delivery, etc.) can be ordered. This building was finally delivered in August 2014.For the Tweewaters project, Ingenium Energy is acting as energy consultant and providing advice in the elaboration for the concept of energy facilities. For the first building project Balk van Beel, Ingenium is the technical design office for the various techniques. This building is the first residential project in continental Europe to obtain the highest BREEAM score: 87.8%, good for a BREEAM outstanding score! E-level achieved: E60.
