The New Docks - Concept study of heat grid
Ingenium is supporting Ducoop in setting up a low-temperature heat network in the Schipperskaai district of Ghent.
The New Dokken is a real estate development by Schipperskaai Development (a consortium consisting of CAAAP, formerly Vanhaerents development, and Van Roey Vastgoed) in collaboration with SOgent and the city ofGhent. The New Docks gives new oxygen to the north of Ghent. It involves the redevelopment of former port area for which no new open space was created, a so-called brownfield development. The project includes some 400 new apartments, houses and is supplemented with offices, various commercial functions (brasseries, stores...) and the necessary parking facilities. These functions are all framed by a green environment under the form of neighborhood parks, promenades.... The sustainability of this site is the core idea. This is monitored and checked against the sustainability meter of the city of Ghent with a score of 93.9%. A high sustainability ambition was set by the design and construction team. Inspiration for this was found in various sustainability meters. As cited the sustainability meter of the City of Ghent, but also Breeam certification and GRO and LEVEL(s) were taken into account for inspiration. During the design the Quadras energetics was used (Energy Efficiency, energy recovery, renewable energy and fossil fuel). This uses insite production of heat and electricity via conversion of local waste streams to energy through a ZAWENT (Zero Waste Water with Energy and Nutrient Recovery) plant. Black wastewater is collected via vacuum toilets. This waste stream is processed anaerobically and fermented. This results in the production of biogas that is used as an energy source. The gray wastewater is also treated and used as a heat source. The heat recovered from the wastewater and from the digestion process is injected into the heat grid that provides heat to the homes and other functions for heating and production of domestic hot water. The waste heat from the adjacent Christeyns company is also used as an important heat supply of the sustainable heat supply to the site. The max net energy requirement to be achieved by the various functions is also an ambitious figure.
On top of that, one of the first residential projects, "the Faar" is Breeam Excellent certified. The Faar includes about 45 apartments, offices, retail spaces and 2 underground parking levels. For this, several sub-studies were carried out including: Breeam Pre-assessment, so that thoughtful choices were made. Choices of materials were based on the Total Cost of Ownership. During the works there was a separation of waste streams. Together with the safety coordinator, it was examined that heavy traffic was separated from vulnerable road users as much as possible. This was done by including proper approach times. Extensive energy monitoring ensures that each user is responsible for their energy consumption. It is also used to quickly detect irregularities so that integrated maintenance can respond accordingly. During commissioning, all aspects were thoroughly tested so that all installations work well together. Finally, we are already looking to the future. Because this project was worked out in BIM as a Digital Twin, the model can be used as a materials library when the buildings reach the end of their life cycle. In this way, building materials can be given a second life in another building.

In addition, Ingenium also supports the sustainable energy cooperative (DUCOOP) in setting up the low-temperature heat network across the entire New Docks site. Ingenium evaluates the integral heat chain: from impact on comfort and technical choices within the housing units, over heat distribution, to heat production and storage. Ingenium also forms the link between the Ducoop cooperative and the project developer in establishing technical preconditions. Ingenium assists Ducoop with subsidy applications and EPB regulations (including equivalence requests).
