The New Docks

De Nieuwe Dokken is a real estate development by Schipperskaai Development (a consortium consisting of CAAAP, formerly Vanhaerents development, and Van Roey Vastgoed) in cooperation with SOgent and the city of Ghent.

The project includes some 400 new apartments, residences and is complemented by offices, various commercial functions (brasseries, stores...) and the necessary parking facilities. These functions are all framed by a green environment under the form of neighborhood parks, promenades.... The sustainability of this site is the core idea. This is monitored and checked against the sustainability meter of the city of Ghent. A high level of ambition was set by the design and construction team. The main focus is on the on-site production of heat and electricity through the conversion of local waste streams into energy by means of a ZAWENT plant (Zero Waste Water with Energy and Nutrient Recovery). Black wastewater is collected via vacuum toilets. This waste stream is processed anaerobically and fermented. This results in the production of biogas that is used as an energy source. The gray wastewater is also treated and used as a heat source. The heat recovered from the wastewater and from the digestion process is injected into the heat grid, which provides heat to homes and other functions for heating and production of domestic hot water. The waste heat from the adjacent Christeyns company is also used as an important heat supply for the sustainable heat supply to the site. The maximum net energy requirements of the various functions to be achieved are also ambitious. On top of that, one of the first residential projects, "the Faar" will be Breeam certified. The Faar includes approximately 45 apartments, offices, retail spaces and 2 underground parking levels.

Ingenium is part of the design team as a sustainability consultant and techniques designer.

Among other things, we perform the following tasks :

  • Comfort and energy simulations
  • EPB reporting
  • BREEAM certification
  • Sustainability Reporter
  • Elaboration of the complete technical equipment
  • Commissioning...

In addition, Ingenium also supports the sustainable energy cooperative (DUCOOP) in setting up the low-temperature heat network across the entire New Docks site. Ingenium evaluates the integral heat chain: from impact on comfort and technical choices within the housing units, over heat distribution, to heat production and storage. Ingenium also forms the link between the Ducoop cooperative and the project developer in establishing technical preconditions. Ingenium assists Ducoop with subsidy applications and EPB regulations (including equivalence requests).
